Administrative Work: Any Standard Purchase
Starter or Instruction Pack
We can check the starter or instruction pack received from clients and can inform the conveyancer in case of any missing, incomplete or incorrect information. We can also liaise with conveyancer in case of delay in receiving the starter or instruction Pack from their client. We will also update each and every client’s details in your software system, where used.
We can check and update the sales memo received from estate agents including all details like price, property, and clients, as soon as it is received, to expedite the process.
Upon receipt of the contract pack from the seller’s solicitor, we can check the title documents (OCE, Plan, Conveyance, Transfer, SPIF, FF etc.) and can prepare a report for the client as per the information stated in title documents. We can draft enquiries to be raised to the other party’s solicitor after checking the title documents, which will save the conveyancer’s time.
We can request/order searches online, if required as soon as the initial payment from client is received and in case of delay in payment, we can inform the conveyancer to chase the client for payment.
Once all the requested search results are received from Search provider, we can check and go through all the search reports and can prepare a report/observations for buyer. We can also highlight the important points to the conveyancer, on which they need to take further actions
Check Mortgage Offer
Many clients purchase property with a mortgage.We can check any mortgageoffer sent by a lender along with preparing Deed and COT (Certificate of Title) documentation. We can prepare a report with observations for client, which they should be aware of, on the basis of the offer received and also that they can report back to the lender in case of any discrepancy in the information provided.
Check Replies/Answers to Enquiries
Once enquiries are raised and the seller’s solicitor has responded, we can check the replies sent by seller’s solicitor. If not satisfied, we may draft further enquiries. We canalso prepare a report for the client at this stage based on the answers received from the seller’s solicitor.
Our team can also undertake tasks of Post Completion, AML, ID checking and anything else per your requirements with your guidance and any software you are using.
Any Standard Sales

We can also liaise with the conveyancer in the event of any delay in receiving the starter or instruction pack from client. We will also update every client’s details in any software system you may be using.

Obtaining Title Documents
We can obtain official Title documents, Office Copy (OCE) and OC2 from the Land Registry in order to check and issue contracts.
Issue Sale Contract
Once we have all the required details, our team members can prepare a sale contract for the conveyancer to send the contract to their clients to be signed, as well as to the purchaser’s solicitor.
We can check all the protocol forms like Law Society Property Information Form (TA6), Law Society Fittings and Contents Form (TA10) and Law Society Leasehold Information Form (TA7) received from client and can check whether the required documents listed in the forms are received or not. If not, then we can inform conveyancer to chase the documents from the client as the purchaser’s solicitor will raise an enquiry for the documents.
We can prepare letters requesting redemption statements from lenders where there is a charge on the property and update the system with all the required information.
We can review the file on regular intervals and can give you update on the status of the file so that the conveyancer does not have to spend much time on each case and focus on clients and their queries.
